  • What kind of pets do you allow? Do you permit exotic pets?
    Dogs and Cats. Breed Restrictions apply with dogs.
  • How many pets may I have?
    We allow two pets per apartment.
  • Are there any deposits, special fees, or monthly charges to have a pet?
    $350 nonrefundable pet fee per pet.
  • What must I bring with me to tour an apartment?
    Please bring with you a government issued photo ID.
  • What are your fees and monthly charges?
    The application fee is $85 per person. The Admin fee is $250 per apartment. The water and sewer is individually metered to the apartment and is billed monthly with the rent.
  • What are the income and credit qualifications?
    The applicant's gross income must be three times the monthly rent. The applicant must pass a credit and criminal background check as well as rental verification.
  • What is acceptable “proof of income” to sign a lease?
    W-2 and pay check stubs.
  • What happens if I qualify for an apartment, but my roommate does not?
    The roommate may not live on the property.
  • Is my security deposit totally refundable?
    Minus final water and any damages.
  • If I get a job transfer, can I break the lease?
    Two month termination fee or Rent responsible.
  • Can I change to a month-to-month lease plan after my first year?
    Yes.
  • What utilities are included in my lease?
    None.
  • How long is the term of the lease?
    12 to 15 months.
  • Do you accept leases for short terms?
    No.
  • Am I required to have renters insurance?
    Yes.
  • Do you offer furnished apartments?
    No.
  • Do you offer corporate apartments?
    No.
  • If something needs to be repaired in my apartment, how do I report it?
    Call, email or come by the office.
  • When is my rent payment due?
    1st - 3rd of the month.
  • What day of the month am I liable for a late charge?
    4th of the month.
  • Will you accept electronic payments from my bank?
    Yes.
  • Is there a place where I can pay my rent after office hours?
    Online.
  • There is a person who might be staying with me for a while, is that permitted by the lease?
    If they are staying over 14 days you would need to add the guest to the lease.
  • Do you have reserved parking?
    Yes.
  • I have a motorcycle, where can I park it?
    In a regular parking space.
  • My children live with me in the summer; do I need to notify your office when they arrive?
    Yes.
  • Can I install my satellite dish at my apartment?
    No.
  • Do you have cable services?
    We are wired for Frontier.
  • Does the property have a fitness center?
    Yes.
  • Does the property have a swimming pool?
    Yes a Beach Entry with Cabanas.
  • Does the property offer on-site recycling?
    No.
  • Are gas grills permitted at your property?
    Electric only.
  • Is there any additional storage space available at your property?
    Yes, for rent.
  • Are residents permitted to paint their apartment?
    With management approval.
  • Will you accept my delivery packages for me?
    24 Package Locker system inside the mailroom.
  • Do you have a list of Preferred Employers?
    Yes.
